How rent increases changed in 2026
The Renters' Rights Act 2025 (in force 1 May 2026 in England) ended rent review clauses for increasing rent, extended the section 13 notice period to 2 months and kept increases to once per year. Northern Ireland's Private Tenancies Act (NI) 2022 brought in 3 months' notice from 1 April 2025. Wales (Renting Homes (Wales) Act 2016) and Scotland (Private Housing (Tenancies) (Scotland) Act 2016) already required 2 and 3 months respectively.

How often can a landlord increase rent in the UK?
Once per 12 months in all four UK nations. In England and Northern Ireland, the increase also cannot happen within the first 12 months of the tenancy.
What form is needed for a rent increase in England?
Form 4A (Landlord's notice proposing a new rent). Wales uses RHW12, while Scotland and Northern Ireland use written notices.
Can a tenant challenge a rent increase in the UK?
Yes. In England and Wales, tenants can challenge an increase at the First-tier Tribunal (Property Chamber), which can set an open-market rent. Similar routes exist in Scotland and Northern Ireland.
Did the Renters' Rights Act change rent increase rules?
Yes. From 1 May 2026 in England, rent review clauses in tenancy agreements are void for increasing rent, the section 13 notice period is 2 months, and increases are limited to once per year.
